Why do I keep missing the brokerage relationship questions?

They describe two different things:

Start by asking which relationship the parties agreed to in writing. With no written agreement, Florida presumes transaction brokerage. A transaction broker owes limited representation — honesty, fair dealing, skill, care and accounting — not full fiduciary loyalty.

Exam tip — if the question mentions a signed single agency notice you owe full fiduciary duties; otherwise assume transaction brokerage.
